All rights and obligations arising from the ensuing accommodation contract exist directly and exclusively between the guest and his/her chosen establishment.

Please read the booking terms and conditions carefully, they apply to all bookings made with www.expert-bookings.com and each individual member of your party.

When you book accommodation via www.expert-bookings.com, your booking is confirmed immediately or, in case of on-request bookings, after the approval of the property and it is at this time of confirmation when a binding contract comes into existence.

The contract is subject to these booking terms and conditions, all booking conditions will apply to each and every booking made with www.expert-bookings.com

Once the contract is made, it is the accommodation providers' responsibility to provide you with what you have booked and it is your responsibility to pay for the accommodation in full.

The confirmation of you booking is sent via email, it is important to check carefully all the details of your booking once you receive it. www.expert-bookings.com will not be responsible for any information you do not receive, as a result of your failure to provide a valid email address or to check your spam folder.

If you want to cancel or amend your booking later, you may have to pay cancellation or amendment fees; these could be a much as the whole cost of accommodation.

The accommodation suppliers require a credit card valid for Internet payment in order to guarantee the reservation in the event of a late cancellation or no show. The accommodation supplier can decide to pre-authorise your credit card to ensure that the card is valid and has sufficient funds. In most cases you pay the accommodation suppliers during your stay, but they reserve the right to apply special payment conditions, such as deposit or pre-payments. Please check each supplier's information page on our website for special conditions.

MasterCard, Visa, American Express, Eurocard, JCB and Diners Club can be used on www.expert-bookings.com. However, it is possible that the accommodation supplier does not accept one or more of these card types.

Your credit card information is sent through a secure server, using the standard "Secure Socket Layer" (SSL) technology.

Property categories and information

Rates on the website do change from time to time; rates can go up as well as down and you will be able to determine your up to date rate for your chosen accommodation prior to confirming your booking online.

We guarantee that once you have made your booking, we will not increase the rate of your accommodation.

Please note once you have agreed a rate and made your booking this is the rate you pay. If the rate decreases, you are not entitled to the accommodation at the changed rate.

Property classification is based on national standards and regulations. Hotel star-rating provides an indication, without obligation, of the hotel standard, bearing in mind possible self-assessment by the hotels. All property information, description and images are based entirely on those supplied by the property itself.

www.expert-bookings.com will not accept bookings from minors. You must be 18 years of age or over and have legal capacity. For booking in the US, this age is 21 years old.

If you have any special requests that do not form part of the standard accommodation services as described in this website ( for example dietary needs, cots, room location, bed type) please let us know at the time of booking in the additional information space. We will pass on all such requests to the accommodation providers, but unfortunately these can not be guaranteed, these are purely requests. We will not contact you before you travel to inform you whether or not your requests are possible, you will find out upon your arrival at the accommodation. Furthermore if the accommodation provider is unable to meet such requests, neither we nor they can have any liability to you in this respect.

If you want to change the period and/or the room structure for your booking after you received your confirmation, you can do so by canceling your existing reservation and making a new reservation on our website. The ability to make a new reservation will be subject to availability. Also, new rates may apply to your new reservation. After the cancellation deadline, it is also necessary to contact the property directly, since in this case only the property can accept or not changes free of charge.

The number of nights stated in the rate online refers to the number of nights the accommodation has been reserved for you. Some flights may be night flights; when you arrive in resort your accommodation will only be available if you have reserved it for that night.

As we are acting only as a booking agent we have no liability for any of the accommodation arrangements and in particular any liability for any illness, personal injury, death or loss of any kind, unless caused by our negligence. Any claim for damages for injury, illness or death arising from your stay in the accommodation, must be brought against the owner of the accommodation and will be under the jurisdiction of the law of the country in which the accommodation is based.

When you book accommodation through www.expert-bookings.com you accept responsibility for any damage to property or accommodation caused by you or a member of your party. The accommodation provider reserves the right to terminate (before or after departure) your holiday or that of any member of your party due to your or their misconduct, within their reasonable opinion. In these circumstances full cancellation charges will then apply and no refund will be given. Furthermore, the accommodation owner shall be under no obligation to pay compensation or meet any costs or expenses you may incur as a result of your accommodation being terminated. You agree to indemnify us against any claims (including legal costs) made against us or on behalf of the owner of any such property or accommodation. Finally you are also liable to make a reimbursement to the accommodation provider for any damage caused, before you end your stay.

If you experience problems with your accommodation whilst in resort, please advise the staff at the hotel or apartment in which you are staying. If they fail to resolve your problem, you must call the emergency contact number on your confirmation immediately in order to give the accommodation supplier the opportunity to resolve the problem. If the supplier is unable to assist you please contact our customer support service.

In the event that the matter was not rectified sufficiently in resort, you must put your complaint in writing to our customer support service within 5 days of return of travel. Please note: if you submit your complaint later than 5 days after your return, it will not be accepted and the matter will not be investigated.

Once the customer support service receives your complaint, they will acknowledge it, the matter will be investigated and you will receive a full written response within 28 days. (Please note the 28 days start from the date of the acknowledgment).
